House Rules

1. Arrival and Departure

Check-in: from 3:00 PM.

Check-out: by 10:00 AM.

Earlier arrivals or later departures require prior written agreement with the landlord.

2. Maximum Occupancy

The accommodation may only be used by persons registered at booking.

Aliara Panorama 1: maximum occupancy 8 persons.

Aliara Panorama 2: maximum occupancy 10 persons.

The permitted number of persons must not be exceeded during day or night.

Additional overnight guests or visitors intending to stay overnight are only allowed with prior written approval by the landlord.

If occupancy is exceeded, the landlord may remove additional persons, charge additional fees, restrict use of the accommodation, or terminate the rental agreement without notice. In that case, no refund of payments already made applies.

3. Security Deposit

A security deposit of EUR 500.00 is required for each booking.

The deposit secures potential damage, extraordinary soiling, key loss, or violations of house, pool, or jacuzzi rules.

Refund is made within 14 days after departure if no damage or other claims exist.

The landlord may offset incurred costs against the deposit.

4. Quiet Hours

To preserve good neighbor relations, quiet hours apply from 10:00 PM to 8:00 AM.

During this time, loud music, parties, speaker systems, loud TV sound, and other disturbing noise must be avoided.

Legal requirements of the Republic of Croatia and local regulations of the City of Vodice must be observed.

5. Events and Parties

Parties, events, bachelor/bachelorette parties, corporate events, or similar gatherings are only allowed with prior written approval by the landlord.

The landlord may reject events without giving reasons.

Unauthorized events constitute a serious breach of contract and may lead to immediate termination of the stay.

6. Visitors

Visitors are only allowed with prior landlord approval.

Unregistered visitors may not use pool, terrace, garden, jacuzzi, or other accommodation facilities.

The tenant is liable for all actions and damage caused by visitors.

7. Duty of Care

Guests must treat the accommodation, furniture, technical systems, and outdoor areas with care.

Damage, defects, or deficiencies must be reported to the landlord immediately.

Guests are liable for culpably caused damage according to statutory provisions.

8. Smoking

Smoking inside buildings is prohibited.

Smoking is only permitted in outdoor areas.

Cigarette remnants must be disposed of properly.

Extra cleaning or repair costs may be charged for extraordinary odor nuisance or smoking-related damage.

9. Pets

Pets are only allowed with prior written approval by the landlord.

• •not on beds or upholstered furniture
• •not in the pool
• •not in the jacuzzi
• •not left unattended in the accommodation

10. Pool and Jacuzzi

Pool and jacuzzi use is governed by the separately posted rules. Special notes:

• •use at own risk
• •children only under supervision
• •no glass containers in pool or jacuzzi areas
• •no animals in pool or jacuzzi
• •no manipulation of technical systems
• •pool and jacuzzi use only between 8:00 AM and 10:00 PM

11. Barbecue and Open Fire

Barbecuing is only allowed with provided facilities.

Open fire, campfires, fire baskets, torches, fireworks, and other pyrotechnic devices are prohibited on the entire property.

Official orders and wildfire warning levels must always be observed.

12. Air Conditioning, Underfloor Heating, and Technical Systems

Air conditioning, underfloor heating, and other technical systems must be used properly.

Please note:

• •keep windows and doors closed while air conditioning is running
• •switch off devices when leaving the accommodation
• •do not change technical system settings

13. Electric Vehicles and Wallbox

Existing wallboxes/charging stations may only be used with prior landlord approval. Consumption is charged according to actual use.

Charging electric vehicles via household sockets or extension cables is prohibited for safety reasons.

The guest is liable for all damage caused thereby.

14. Waste Disposal

Waste must be disposed of only in designated containers. Please support local waste separation:

• •glass
• •residual waste

15. Keys

Issued keys must be kept carefully.

In case of loss, the guest is liable for all costs of replacement, lock system changes, and security measures.

16. Video Surveillance

To secure property and prevent break-ins, theft, vandalism, and damage, driveways, parking lots, and outdoor entrances may be video-monitored.

No monitoring takes place in indoor areas, pool areas, jacuzzis, terraces, or other private guest areas.

Personal data processing is performed in accordance with GDPR and applicable laws of the Republic of Croatia.

17. Liability

Use of accommodation, pool, jacuzzi, and all facilities is at own risk.

The landlord is only liable for damage caused by intent or gross negligence by the landlord, to the extent permitted by law.

The landlord is not liable for loss, theft, or damage of personal belongings.

19. Violations of House Rules

In the event of intentional or repeated violations of these house rules, pool rules, jacuzzi rules, or legal provisions, the landlord is entitled to:

• •terminate the stay immediately
• •block individual facilities
• •remove guests from the property
• •retain the deposit in whole or in part
• •assert damage claims
